Redevco Expands Logistics Platform with Madrid and Barcelona IOS Acquisitions

Both Spanish assets are fully let, to Northgate (Zigup PLC) in Madrid and to Monbus in Barcelona, and represent the second set of investments by Redevco's logistics team.

Redevco, described in the announcement as one of Europe's largest privately owned real estate managers with assets under management of around €10.5 billion, has acquired two logistics assets in Spain: a vehicle rental hire depot in Getafe, Madrid, and a bus terminal in Sant Boi, Barcelona.

Both properties are Industrial Outdoor Storage facilities and represent the second set of investments made by Redevco's logistics team. Both are fully let to long-standing tenants.

Getafe, Madrid

The Getafe asset comprises 153,292 sq ft across a 4.6-acre site and is a vehicle rental depot located within a core logistics hub in Madrid's first ring. It is fully let to Northgate (Zigup PLC), which has operated at the site since 2008 and is committed to a long-term lease. The tenant has invested significantly in the property over time, and the site benefits from access to major highways and central Madrid.

Sant Boi, Barcelona

The Sant Boi asset comprises 122,881 sq ft across a 3.0-acre site and is a newly redeveloped EV bus depot, fully let to Monbus, a long-established operator of regional and airport transport services. The site is close to Barcelona-El Prat Airport with direct access to key transport routes, and its redevelopment supports the tenant's transition to electric mobility, including the installation of high-capacity charging infrastructure.

Platform position

With these acquisitions, Redevco's logistics Industrial Outdoor Storage footprint has reached 5.5 million sq ft and €175 million of assets under management across 13 assets.

Both assets sit in transport-advantaged urban submarkets. The announcement cites low site coverage, high residual land values and positioning within key logistics corridors as supporting their long-term attractiveness.

Commentary

Hugh Macdonald-Brown, Head of Logistics at Redevco, said: "Spain continues to demonstrate strong fundamentals for logistics, supported by high occupier demand, limited availability of well-located land, and the critical role of transport-oriented assets in urban supply chains."

He added: "The quality of the tenants, the strategic positioning of the assets, and the embedded growth potential all reinforce our conviction in the logistics sector as a resilient and attractive investment theme."
